Melbourne, Florida Explained: Which Area Is Right for You?
Thinking about moving to Melbourne, Florida?
One of the first things I want you to understand is that a Melbourne address doesn't tell you very much about what it will actually be like to live there.
Melbourne covers a large area. Then you have places like West Melbourne, Suntree, Viera East and Viera West, which can make an online home search even more confusing.
You can look at two homes with Melbourne addresses, drive around to see them, and wonder how they could possibly both be in Melbourne.
That's why I created the video below.
Rather than just giving you a list of neighborhoods, I'm taking you around the map so you can see how Melbourne is actually laid out and how the different areas connect.
Let's start with Downtown Melbourne.
Downtown is one of the more walkable areas. You can park your car and walk to restaurants, coffee shops, bars and locally owned businesses. There's live music, along with events and festivals throughout the year.
It's an older part of Melbourne, so it has some history and character to it.
We're not talking about an enormous downtown. It's a smaller area where you can park, walk around, have dinner and usually find something going on.
Cross US-1 and you're right along the Indian River, with parks, more restaurants and the Melbourne Causeway nearby.
The road running through this area is 192, which continues west through Melbourne toward I-95.
That gives you an important reference point on the map.
West Melbourne Is Actually a Different City
Head west from Downtown Melbourne and you'll eventually move into West Melbourne.
One thing that confuses people is that West Melbourne is actually its own city, although properties there can easily become part of the broader Melbourne search when you're looking online.
West Melbourne has a much more suburban feel.
You'll find shopping, restaurants, Melbourne Square Mall, major retailers, medical offices, grocery stores and most of the things you need on a regular basis.
The housing is a mix, too.
There are established neighborhoods that have been there for years, newer communities, and additional new construction and growth farther west, particularly around 192, I-95 and St. Johns Heritage Parkway.
This is also where the Space Coast Town Center is being developed near 192 and I-95, bringing additional commercial and residential development to this part of the Melbourne area.
Eau Gallie Has a Completely Different Personality
Now let's head north to the Eau Gallie Arts District, or EGAD, as you'll often hear it called locally.
This is another area where you can park your car and walk around.
You'll find galleries, murals, restaurants, local businesses, shopping and interesting older buildings. There's also a town-square feel in the center, with farmers markets, festivals and other events throughout the year.
It's artsy, eclectic and one of those smaller areas you might not know exists until someone shows you.
You're also right near the Indian River and the Eau Gallie Causeway, giving you another direct route across to the barrier island.
Lake Washington Gives You More Room to Spread Out
Move west and a little north and you'll reach Lake Washington.
This part of Melbourne feels completely different again.
Here you'll find larger lots, mature trees and properties with more privacy. Depending on the property, you may find room for an RV or boat, a workshop, or additional living space.
There are newer neighborhoods mixed into the area as well, so Lake Washington isn't one particular type of housing.
But if having more land and room around you is important, this is an area you'll probably want to know about.
Wickham Road Helps Make Sense of Melbourne
Come back east and you'll find one of the roads that really helps you understand Melbourne: Wickham Road.
Wickham runs north and south through a large portion of the area.
There are many established residential neighborhoods on both sides of it, including neighborhoods tucked far enough away from the main road that you might never know they're there just by driving through.
You'll also find commercial areas, restaurants, grocery stores, medical offices and everyday services throughout the Wickham corridor.
So you can live tucked into an established residential neighborhood and still be just a short drive from the things you use every day.
But there's an important point here:
Where you are along Wickham Road matters.
It's a long road, and its relationship to the causeways and I-95 changes as you move north.
Pineda Changes the Geography
As you continue north, you reach the Pineda Causeway area.
This is an important part of understanding the map because Wickham, Pineda and I-95 are relatively close together here.
Head east on Pineda and you'll cross the Indian River, continue across part of Merritt Island and the Banana River, and eventually reach the barrier island and beaches.
Head west and you're quickly at I-95.
Continue north and you're moving into the area locals generally start referring to as Suntree and Viera.
And this is where the Melbourne address becomes even more confusing.
Suntree Is the More Established Area
Continue north on Wickham Road past Pineda and you'll move into Suntree.
Suntree is an established area with mature landscaping, golf communities and a mix of home styles and ages.
You'll also find shopping, restaurants, medical offices and everyday conveniences along this part of Wickham.
Its location gives residents relatively convenient access to both Pineda Causeway and I-95, which is one reason this area gets a lot of attention from buyers.
Then You Reach Viera East
Just north of Suntree is Viera East, the first portion of Viera that was developed.
Viera East is located east of I-95 and has many established neighborhoods.
But don't think of it as an area where nothing is changing. There's been continued development nearby, including additional shopping, restaurants and other places to go.
So when someone tells me they're considering Viera, I want to know which part of Viera they're talking about.
Viera East and Viera West aren't the same experience.
Cross I-95 and You're in Viera West
Cross over I-95 and you reach Viera West, the newer portion of Viera.
Here you'll find newer neighborhoods and continued new construction.
This is also where you'll find The Avenue Viera, with shopping, restaurants and a movie theater, along with much of the continued growth people associate with Viera today.
Viera West has developed considerably, and development is still continuing.
If you're considering buying here, that's important. You want to understand not only what's around a home today, but also what is planned around it.
Why 32940 Matters When You're Searching for Homes
Now we get to one of the things that can really confuse someone searching online.
Suntree, Viera East and Viera West can all be associated with Melbourne addresses.
You'll sometimes see Viera used as an address as well, which makes the search even less intuitive.
One of the most useful things to watch for is ZIP code 32940.
You'll see 32940 when you're searching throughout Suntree and the Viera area.
But don't make the mistake of assuming 32940 equals Viera. It covers multiple areas.
Use the ZIP code to help broaden your home search, and then use the map and actual community location to figure out where the property really is.

A Melbourne Address Is Only the Beginning
That's the big thing I want you to take away from this.
Melbourne isn't just one place.
What locals call Downtown Melbourne, West Melbourne, Eau Gallie, Lake Washington, Suntree, Viera East and Viera West can become much less obvious when you're simply looking at listings online.
And those locations can give you very different daily experiences.
That's why, when I'm helping someone move here, we spend time talking about the different areas and what they're actually looking for before we start blindly looking at houses.
The house matters.
But so does what happens when you pull out of the driveway every morning.
Which Part of Melbourne Fits You?
Before narrowing your search, think about your everyday life.
Do you want to be closer to restaurants and activity? Do you prefer an established neighborhood or newer development? Do you want more land? How often will you need I-95? Does getting to the beach matter? Where will you work, shop, go to appointments or spend your free time?
Those answers can point you toward very different parts of Melbourne.

Frequently Asked Questions About Melbourne, Florida
Why do so many different areas have Melbourne addresses?
Melbourne covers a large area, and some places locals commonly refer to by their community names—particularly Suntree and parts of Viera—can appear with Melbourne addresses. That's why the city name on a listing doesn't always tell you how locals would describe the location.
Is West Melbourne part of Melbourne?
No. West Melbourne is its own city, even though it borders Melbourne and is commonly considered alongside Melbourne during a home search.
Are Suntree and Viera the same place?
No. Suntree and Viera are distinct areas. Suntree is more established, while Viera is a master-planned community that includes the earlier-developed Viera East and newer Viera West.
Is Viera part of Melbourne?
This can be confusing when you're searching for homes because you'll encounter both Melbourne and Viera in addresses and searches. Rather than relying on the city name alone, look at the property's actual location, community and ZIP code.
What does ZIP code 32940 include?
ZIP code 32940 includes multiple areas, including Suntree, Viera East and Viera West. It's useful for broadening a home search, but it doesn't represent one single community.
