Melbourne, FL Homes for Sale
Looking for homes for sale in Melbourne, Florida, but not sure which part of Melbourne is right for you?
The Short Answer: Melbourne offers everything from historic neighborhoods and waterfront homes to established communities, larger properties, and new construction. But a Melbourne mailing address doesn't necessarily tell you where a home is located or what living there will be like. Understanding the different areas before narrowing your search can make a big difference.
One of the things I explain to buyers is that Melbourne isn't just one place.
You might be looking at a home near Downtown Melbourne, another near Lake Washington, or a property in Suntree or Viera. All may appear in an online search for Melbourne homes, but the neighborhoods, surroundings, and everyday conveniences can be very different.
And here's something especially important: ZIP code 32940 includes both Suntree and Viera. Many homes in these communities have Melbourne mailing addresses, even though locals refer to them as Suntree, Viera East, or Viera West. You may also see Viera used as a mailing city.
That's why I encourage buyers to look beyond the address and understand exactly where a property is located.
I'm Tina Veltri, a Realtor® with LPT Realty. I grew up on Florida's Space Coast, and helping buyers understand these local differences is an important part of how I work.

What Is It Like to Live in Melbourne, Florida?
Melbourne is located in southern Brevard County along Florida's Space Coast, with access to the Indian River, Atlantic beaches, major employers, shopping, restaurants, and medical services.
But what living in Melbourne feels like depends on where you choose to live.
Downtown Melbourne offers restaurants, local businesses, and a walkable historic district. Eau Gallie has its own arts district and creative atmosphere. The Lake Washington area includes neighborhoods with larger lots and more space, while the Wickham Road corridor offers established residential communities and everyday conveniences.
Farther north, Suntree and Viera offer another mix of neighborhoods, shopping, recreation, and housing options. Viera East is generally more established, while Viera West includes newer communities and ongoing development.
And West Melbourne, although a separate city, is another area buyers frequently consider when searching for homes in greater Melbourne.

What Should You Consider When Buying a Home in Melbourne?
Before choosing a home, I encourage buyers to consider more than the house itself.
Where will you be driving most often? How important is access to I-95, US-1, or the Melbourne, Eau Gallie, and Pineda causeways? Do you want an established neighborhood, a larger lot, or a newer community?
Property-specific considerations matter, too, including roof age, insurance, HOA fees, community restrictions, and the home's overall condition.
A home can look perfect online, but its location and ongoing ownership costs need to fit your plans just as well as the floor plan.
That's why I help buyers evaluate both the property and the bigger picture before making decisions.
