In this final part of my Staging That Sells series, I’m sharing one of my favorite real-world examples: a $1.35M Space Coast home that went under contract in just two days after a complete staging transformation.

The home had great bones, beautiful natural light, and a strong layout — but it felt dated and heavy. Buyers weren’t connecting with it emotionally, and that matters more than most sellers realize.

That’s when we brought in a professional stager to reimagine the space.

Before: A Beautiful Home That Felt Outdated

From the first walkthrough, it was clear this home had potential — but buyers wouldn’t see it yet.

Several elements were working against it:

  • A light blue rug in the front living area pulled attention away from the architecture

  • Heavy cornice boards darkened the windows and made rooms feel smaller

  • The formal living room felt like unused “extra space” instead of a purposeful room

Visually, the home was competing with itself. Too many bold elements were fighting for attention, instead of letting the space speak for itself.

Professional staging brought clarity, flow, and cohesion.

Every decision was intentional — from furniture placement to color palette to how each room was defined.

Key changes included:

  • Redefining spaces
    The front formal living room was transformed into a home office — one of today’s most in-demand features.

  • Improving flow and balance
    The dining and family rooms were reoriented to encourage conversation and movement through the home.

  • Updating the visual tone
    Neutral furnishings replaced dated colors, creating an elegant, coastal feel that reflected the Space Coast lifestyle.

  • Using the Rule of 3
    Every surface was simplified. No clutter — just balanced, purposeful styling.
    A few soft blue accents tied the home together, and one cornice board was intentionally left in the breakfast nook to maintain warmth and continuity.

The difference was immediate.

The home didn’t just look refreshed — it felt like a completely different property.


Pricing + Presentation: The Winning Formula

Staging alone wasn’t the secret.

The real success came from combining professional presentation with strategic pricing.

We priced this home $200,000 lower than a nearby comparable that had been sitting unsold for months. Both homes were viewed by buyers the same weekend.

The difference was obvious:

  • One felt tired and outdated

  • One felt bright, modern, and move-in ready

Buyers immediately recognized the value. Within two days, the sellers accepted a strong offer.
