In this final part of my Staging That Sells series, I’m sharing one of my favorite success stories: a stunning $1.35M Space Coast home that went under contract in just two days after a complete transformation.

The home had wonderful bones, great light, and an incredible layout — but it felt dated and heavy. We decided to bring in a professional stager to help reimagine every room. The results were proof that the right presentation can completely change the outcome.

When I first walked through, I knew this home had potential — but buyers wouldn’t see it yet.

  • The light blue rug in the front living area pulled the focus away from the architecture.

  • Heavy cornice boards darkened the windows and made the rooms feel smaller.

  • The formal living room felt more like “extra space” than something buyers could imagine using.

Visually, the home was competing with itself — too many bold colors, furnishings, and decorative pieces fighting for attention.

Professional staging brought fresh perspective and flow. Every piece of furniture, rug, and accessory was chosen intentionally to make the home feel larger, brighter, and more cohesive.

We started by redefining spaces:

  • The front formal living room became a beautiful home office, one of today’s most in-demand features.

  • The dining and family rooms were reoriented for balance and conversation flow.

  • Neutral tones replaced outdated hues, creating an elegant coastal feel that reflected the home’s Space Coast location.

Every surface followed the “Rule of 3” — no clutter, just balanced simplicity. A few soft blue accents tied the rooms together, and a single cornice board was left in the breakfast nook to provide a touch of warmth and continuity.

The difference was immediate. The house didn’t just look refreshed — it felt like a completely new home.

Presentation alone wasn’t the secret — it was the combination of professional staging and strategic pricing.

We priced this home $200,000 lower than a nearby listing that had been sitting unsold for months. Buyers saw both homes the same weekend. The other home looked tired and outdated; ours looked bright, inviting, and ready to move in.

Buyers instantly recognized the value. Within two days, the sellers accepted a strong offer — proving that thoughtful staging paired with the right pricing strategy creates undeniable results.
