I’ve seen this firsthand.
I had an out-of-town buyer with a large dog who needed a fenced yard. If the listing didn’t clearly show the yard, we often skipped it entirely—or I had to preview it myself before they would even consider going.
In one case, the photos made the yard look adequate—but in person, it was tiny. That one decision in how the home was presented lost the buyer immediately.

A Real Example (Why This Matters)
I worked with sellers who wanted to move closer to family.
The home was beautiful—but had a few issues.
I recommended a pre-listing inspection so they could:
- fix things early
- control costs
- avoid negotiating under pressure
They chose not to.
We listed the home, got activity, went under contract—and then everything came up during inspection.
Now everything had to be fixed under pressure—and at higher cost.
We lost the deal.
After months on the market and multiple adjustments, they received an offer lower than where they could have started.
And they still didn’t sell.
