How to Price Your Home to Sell — Not Sit

Why do some homes sell right away while others sit on the market for months with no offers?
It’s not luck — it’s strategy.

I see it every day here on Florida’s Space Coast: homes that look beautiful, even newly renovated, but miss the mark because of one thing — price.
In this post (and video below 👇), I’m breaking down how I price homes strategically from day one — and what really separates homes that sell from those that sit.


1. Most Sellers Price Emotionally

It’s completely natural — you’ve lived in your home, invested in updates, and want to get the most out of it.
But the truth is, buyers don’t price emotionally. They price based on data and perception.

Some sellers price high because of what they want to net. Others because they’ve spent heavily on upgrades that don’t necessarily return dollar-for-dollar value.
That’s where a professional pricing strategy makes all the difference.


2. I Don’t Take Every Listing

If a seller insists on pricing too high, I won’t take the listing.
Because the result is always the same — it sits, then sells months later for the price I originally advised.
Overpricing wastes your most valuable window: those first two weeks on the market.
That’s when your listing has the most eyes, the most excitement, and the best leverage.
Miss that, and momentum is gone.


3. How I Price Homes — It’s Not Just “Apples to Apples”

I start by analyzing comparable homes in the same neighborhood — not six months ago, but what’s happening right now.
I look at every variable:

  • Price per square foot

  • Upgrades and condition

  • Roof, HVAC, plumbing, and electrical age

  • Layout and lot position

  • Clean 4-point inspection and wind mitigation

  • And yes, the narrative of your listing — the story we tell buyers about its value

Because the right description can highlight strengths other listings overlook — and that’s often what tips the scale in your favor.


4. Starting High to “Test the Market” Costs Time and Money

When you start too high, you lose that early wave of serious buyers.
And when a price reduction finally comes, buyers assume something’s wrong.
Pricing correctly from day one doesn’t mean underpricing — it means strategic positioning.
Ask yourself:

Are you serious about selling your home, or do you want to see how long it can sit on the market?


5. Florida Factors That Matter More Than You Think

In Florida, a clean 4-point inspection and wind mitigation report aren’t optional — they can make or break a deal.
Buyers may not even be able to secure insurance without them.
That’s why I always recommend a pre-listing inspection so we can fix potential deal-killers before the home ever hits the market.


6. Launch Timing & Marketing Strategy

The right pricing strategy goes hand-in-hand with a strong launch.
When I prepare a home for sale, I plan the timing, the photos, the open houses, and the rollout of marketing and video.
I don’t give away all my tricks, but I’ll tell you this — how you come out of the gate matters more than most sellers realize.


7. Real Stories, Real Results

I’ve seen overpriced listings sit for months, even with beautiful photos.
And I’ve seen well-priced, well-prepped homes sell in a weekend — sometimes with multiple offers.
The difference?
Preparation, strategy, and a seller who trusts the process.
